PIEDMONT, S.C. — Brennan Investment Group, a Chicago-based private real estate investment firm, has acquired a 157,412-square-foot Class A industrial building in Piedmont, expanding a Carolinas portfolio that has grown quickly on the strength of Upstate warehouse demand.
The property sits on about 11 acres within Exchange Logistics Park, a industrial development straddling the Anderson and Greenville county line less than a half-mile from Interstate 85. The location puts it minutes from downtown Greenville and the South Carolina Technology and Aviation Center, giving tenants direct access to one of the Southeast’s deepest industrial and manufacturing labor pools.
Completed in 2023, the building includes 32-foot clear heights, ESFR fire protection, LED high-bay lighting, a 135-foot truck court and extensive dock-high loading. Its shallow-bay layout is designed to accommodate a range of tenant sizes, from single users to multiple smaller occupants.
“Brennan continues to see outstanding opportunities throughout the Carolinas, and this acquisition aligns perfectly with our strategy of investing in high-quality industrial assets in markets with strong long-term fundamentals,” said Rob Gage, managing principal at Brennan Investment Group. “We have leased over 800,000 square feet of warehouse space in our other projects in the Greenville-Spartanburg-Anderson market in the last 18 months. This market has very strong fundamentals driving warehouse demand.”
The building is currently occupied by two tenants, leaving about 65,000 square feet vacant — space Brennan is marketing as a lease-up opportunity. The firm plans to make what it calls “move-in-ready improvements,” including speculative office build-out, to attract new occupants.
“The Greenville-Spartanburg region remains one of the strongest industrial markets in the Southeast, supported by exceptional infrastructure, a highly skilled workforce, and continued economic growth,” said Kevin Brennan, the firm’s chief investment officer. “This acquisition reflects our continued conviction in well-located industrial assets that offer both stable, in-place income and meaningful upside through thoughtful asset management.”
Since 2010, Brennan Investment Group has acquired or developed $6.5 billion in industrial real estate, building a portfolio of roughly 58 million square feet across 30 states. The Piedmont purchase is its latest bet on the Upstate, where industrial and office vacancy rates have kept tightening through the first half of 2026 even as developers continue to add spec buildings around the region.
For commercial real estate professionals, the deal is another data point confirming that outside institutional capital still sees the Greenville-Spartanburg-Anderson corridor as a priority market. With two tenants already in place and roughly 40% of the building available, the acquisition also signals continued leasing activity to watch in the industrial sector along the I-85 corridor in the months ahead.
