Novant Health Buys TD Bank’s 56-Acre Greenville Campus, Plans Medical Center

GREENVILLE, S.C. — Novant Health has taken ownership of TD Bank’s sprawling office campus off Interstate 85 near Woodruff Road, setting up one of the largest office-to-medical redevelopment plays in the Upstate’s commercial real estate market.

The North Carolina-based health system paid nearly $45 million for the 56-acre property at 200 Carolina Point Parkway, according to Greenville County property records reported by the Post and Courier. The deal was structured as a sale-leaseback: TD Bank will continue occupying one building on the site for five years, with options to renew annually for three additional years, while Novant works through plans for the rest of the campus.

Medical campus, research lab planned

Novant intends to build an ambulatory and acute care medical campus, a research lab, and a life sciences and recreation area on the property, according to a public notice tied to a proposed environmental cleanup filed with the S.C. Department of Environmental Services. Ryan Lee, president of Novant Health’s Greenville area, declined to detail specific building plans but said more information would come as the project develops.

“We’re incredibly grateful for the warm welcome to Greenville we’ve received over the past year, and we look forward to sharing more about Novant Health’s future growth and long-term commitment to serve the Upstate community with remarkable health care closer to home,” Lee said, according to the Post and Courier.

Environmental cleanup underway

Part of the site was used for wastewater ponds and a railroad line tied to the former Fiber Industries Inc. factory next door in the 1960s. Novant has entered into a voluntary cleanup contract with the state to test soil, groundwater and soil vapor before construction moves forward. Voluntary cleanup contracts shield new owners from liability for pre-existing contamination and are a common tool for repositioning older industrial and office sites for redevelopment.

Part of a broader Upstate expansion

The acquisition builds on Novant’s push into the Greenville market, which began in 2024 when the health system acquired land next to facilities owned by Prisma Health and Bon Secours St. Francis — two of the region’s dominant health care providers. Novant has since broken ground on a hospital in that medical district and has said it wants to bring more competition to the Upstate’s health care market.

A TD Bank spokesperson said the move reflects changing office needs. “This decision was made following a comprehensive strategic analysis of our real estate needs in light of evolving hybrid and remote work models,” the spokesperson told the Post and Courier, adding that the transaction “allows TD to continue supporting a strong presence in Greenville with over 2,000 colleagues remaining while also welcoming Novant’s commitment to the area.”

TD Bank opened the corporate campus in 2013. Its exit from full ownership marks one of the more significant office-to-medical conversions in the Upstate’s commercial real estate market in recent years, adding to a broader trend of health systems absorbing large suburban office campuses as remote work reshapes demand for traditional office space.
