GREENVILLE, S.C. — Greenville Federal Credit Union has announced a $9.5 million expansion of its Wade Hampton Boulevard campus, clearing a lot beside its existing branch to make way for a new three-story, 12,000-square-foot administrative building — the credit union’s second building project of 2026.
The new facility will house more than 30 employees across multiple departments, with offices, conference rooms, and collaborative meeting spaces designed to support the credit union’s continued growth. Groundbreaking is expected later this summer, with completion targeted for mid-2027, according to Greenville Business Magazine.
A familiar development team
Creative Builders, Inc. is developing the project, with SHLTR serving as design architect — the same team behind the credit union’s new Berea branch, which is scheduled to open in early 2027. Together, the two projects represent one of the more active corporate building programs among Upstate financial institutions this year.
Growth driving the expansion
The expansion follows a milestone year for the member-owned institution, which now serves more than 35,500 members across Greenville County. Credit union leadership has pointed to sustained membership and deposit growth as the driver behind the need for additional administrative space.
The bigger picture
The Wade Hampton corridor — stretching northeast from downtown Greenville toward Taylors and Greer — has seen a steady pickup in commercial reinvestment, from bank and credit union branch upgrades to retail repositioning. Financial institutions have been among the corridor’s most consistent investors, and a purpose-built administrative facility signals long-term commitment to the submarket rather than a lease-and-wait approach.
For the Upstate office market more broadly, owner-occupied construction like this has become a defining feature of the post-pandemic landscape: while speculative office development remains constrained by financing hurdles, corporate users with proven space needs are continuing to build.
