Century Complete to Open 139-Home Shell Creek Manor in Clinton, Bringing Mid-$200s New Construction to Laurens County

CLINTON, S.C. — A national homebuilder is bringing a 139-home subdivision to Clinton, adding entry-level new construction to a Laurens County market where the number of homes coming up for sale has climbed over the past year.

Century Complete, a brand of Denver-based Century Communities Inc., said in a Nov. 2 release that it will open Shell Creek Manor near Highway 76 East and Sunset Boulevard. The community will have 139 single-family homesites, with prices starting in the mid-$200s, according to the release. Buyers will pick from five floor plans ranging from 1,290 to 2,180 square feet, with three to five bedrooms, two to three bathrooms and two-car garages in one- and two-story layouts. The company’s community page lists the plans as the Abernathy, Dupont, Berkshire, Essex and Gardner, and says standard features include quartz countertops and luxury vinyl-plank flooring in the main living areas.

The builder has set a quick launch schedule. A virtual preview event is planned for Nov. 9, online sales open Nov. 12 and a grand opening is set for Nov. 14, according to the release. Sales are handled from the company’s Upstate studio on Woodruff Road in Greenville. Cliff Niederpruem, the company’s regional president, said in the release that “Shell Creek Manor gives Clinton homebuyers more home for their budget.”

Location is a big part of the pitch. Century said the site offers easy access to Interstate 26, positioning Clinton as a commuter option for workers in Spartanburg, Greenville and Columbia. That fits a pattern across the outer Upstate, where builders have pushed into smaller towns where land is cheaper and they can still offer homes below the price points common in Greenville County. Shell Creek Manor’s homes are zoned for Eastside Elementary, Bell Street Middle and Clinton High schools, the company’s site says.

The new homes will arrive as resale supply in Laurens County grows. Realtor.com data published by the Federal Reserve Bank of St. Louis show 104 new listings in the county in September, up from 90 in September 2025, an increase of about 16%. New listings have topped 100 in five of the first nine months of 2026, the data show.

For buyers, that combination could mean more choice and more room to negotiate, as new-home incentives compete with a growing pool of existing homes. For sellers of older homes in the Clinton area, a builder offering new four- and five-bedroom plans near the same price range adds competition. For developers and investors, the project signals that national production builders see enough demand along the I-26 corridor in Laurens County to commit to a sizable entry-level community, even as higher inventory across the Upstate has given buyers more leverage.
