Pattillo Advances 248,000-Square-Foot Spec Industrial Building in Powdersville

POWDERSVILLE, S.C. — Construction is underway on a 248,000-square-foot speculative industrial building at Anderson Gateway Commerce Center, a project Atlanta-based Pattillo Industrial Real Estate says will help ease a shortage of large, move-in-ready industrial space in Anderson County.

The Class A building, located off Interstate 85 at Exit 40, is designed to accommodate tenants needing anywhere from 50,000 to 248,000 square feet, with delivery slated for fall 2026. Pattillo has also prepared an adjacent site for a second, similarly sized build-to-suit facility should a tenant require additional space on a faster timeline.

Filling a Gap in Available Space

“We are excited to continue our investment in the state of South Carolina and in Anderson County with this development,” Ben Stafford, vice president at Pattillo Industrial Real Estate, said in a statement released through Anderson County’s economic development office. “This project represents our commitment to the area to support job growth and employment opportunities for its citizens as well as to drive additional capital investment in the region, all while providing companies with best-in-class industrial space.”

Anderson County Council Chairman Tommy Dunn said the project addresses a supply gap that has put the county at a disadvantage when competing for large industrial users.

“Anderson Gateway reflects the momentum we are seeing across Anderson County,” Dunn said, “and given the current shortage of available industrial space, Anderson Gateway provides career opportunities for our citizens and magnifies our county’s strategy to attract world-class companies.”

Access and Building Specs

The site sits on 56 acres with direct access to I-85, putting it within reach of Greenville-Spartanburg, Charlotte, Raleigh-Durham, Richmond and Atlanta. The initial building is designed for advanced manufacturing, light assembly and logistics users, and will include a rear-load configuration, 32-foot clear height, dock levelers, an ESFR sprinkler system and LED warehouse lighting.

Part of a Broader Industrial Push

The development adds to a wave of industrial investment in the Upstate’s westernmost counties, where manufacturers and logistics companies have increasingly looked for large parcels near interstate access as space in Greenville and Spartanburg counties has tightened. Pattillo, a third-generation, privately held developer based in Atlanta, has built industrial properties across Georgia, Florida, South Carolina, North Carolina, Tennessee, Kentucky and Alabama since 1950.

With the building slated to deliver this fall, Pattillo and Anderson County officials say they expect leasing interest from manufacturers and distributors looking to expand their footprint in the I-85 corridor.
