Clinton Industrial Lease Headlines Weekly Upstate Commercial Real Estate Deals

CLINTON, S.C. — A nearly 190,000-square-foot industrial building in Laurens County changed hands on the leasing market this week, headlining a batch of Upstate commercial real estate transactions reported in SCBIZ’s weekly Hot Properties roundup, published July 7.

Chris Schweighart represented landlord NV LLC in leasing 189,830 square feet of industrial space at 28966 Highway 76 East in Clinton to tenant Logisticus Projects Group LLC, according to SCBIZ. The building’s size makes it one of the larger industrial leases logged in the Upstate in recent weeks, adding to a submarket that has drawn steady interest from logistics and warehousing users along the Interstate 385 and Highway 76 corridors.

Oconee County lands a car wash

In Seneca, Papa Bear Carwash closed on a parcel at 1637 Sandifer Blvd. near the Seneca Walmart, with Rich Bennett of McCoy Wright Commercial Real Estate representing the buyer, SCBIZ reported. The sale continues a run of retail and service-business land deals along the Sandifer Boulevard corridor, one of Oconee County’s busiest commercial strips.

Anderson retail space trades hands

John Wright Jr. of McCoy Wright Commercial Real Estate represented the seller, Markar Jonesboro LLC, in the sale of 9,747 square feet of retail space at 3221 Martin Luther King Junior Blvd. in Anderson, according to SCBIZ’s report.

A busy week across the region

The Clinton, Seneca and Anderson deals were part of a longer list of Upstate transactions SCBIZ tracked for the week, including a $1.5 million, 87.53-acre land purchase by Naturaland Trust on Altamont Road in Greenville brokered by Avison Young, along with a string of smaller office and retail leases across Greenville, Spartanburg and Taylors handled by firms including NAI Earle Furman, Spencer/Hines Properties and Pintail. Statewide, SCBIZ noted Greenville, Columbia, Charleston, Spartanburg and Summerville as the most active markets for the week, with brokerages including Avison Young, NAI Columbia, Trinity Partners and Harbor Commercial Partners closing deals across the Upstate, Midlands and Lowcountry.

Why it matters

Individually, none of the Upstate deals logged this week rival the nine- and ten-figure manufacturing announcements that have dominated headlines in Cherokee, Oconee and Spartanburg counties this year. But the steady drumbeat of industrial leases, retail land sales and small office deals is its own signal: brokers across the region continue to close transactions on a weekly basis even as the market absorbs the wave of billion-dollar industrial and data center investments announced over the past year, pointing to sustained demand across both the small-bay industrial and neighborhood retail segments of the Upstate market.
