RealtyLink Unveils 126,950-Square-Foot Link85 Headquarters Office Project at I-85 and Highway 101 in Greer

GREER, S.C. — RealtyLink has unveiled Link85, a trophy-class headquarters office building at the intersection of Interstate 85 and Highway 101, betting that companies priced out of larger Southeastern markets will look to plant a flag in the Greenville-Spartanburg region.

The 126,950-square-foot building, designed by architecture firm Gensler, is part of a larger master-planned industrial and office development from RealtyLink. Trinity Partners has been awarded the leasing assignment and is marketing the property directly to corporations considering relocation or expansion in the Southeast.

“We saw what companies are looking for right now: a place where they can build a headquarters, control their costs, and give their people a quality of life that helps attract and keep the best talent,” said Haydrian Lewis, developer associate for RealtyLink. “Greenville-Spartanburg delivers all of that, and Link85 was designed to give a forward-thinking company the home it deserves in one of the most business-friendly markets in the country.”

The building’s floorplates are designed in flexible 24,400-square-foot increments, allowing a single headquarters tenant or multiple corporate users to configure the space for a mix of collaborative and focused work. The site sits within an Opportunity Zone and offers proximity to Greenville-Spartanburg International Airport and the Inland Port Greer, giving tenants direct access to air travel and inland freight movement.

Beyond the office component, the broader Link85 site also includes 100,000 to 355,000 square feet of Class A industrial build-to-suit space aimed at advanced manufacturing, research and development, and life-science users. That portion of the property is being marketed separately by CBRE brokers Trey Pennington, Jeff Benedict and Tripp Speaks, giving the development flexibility to land either a corporate headquarters, an industrial user, or both.

For brokers, developers and site-selection consultants, Link85 adds a rare spec headquarters product to a market that has been dominated in recent years by industrial and build-to-suit manufacturing announcements. “This is the kind of opportunity that doesn’t come around often,” said Edward Wilson, managing partner of Trinity Partners, who is leading leasing on the project alongside senior brokerage associate Grayson Burgess and brokerage associate Anthony Porchetta. “Companies relocating or expanding in the Southeast are taking a serious look at Greenville-Spartanburg, and Link85 gives them a way to plant a flag here with a true headquarters.”

RealtyLink and Trinity Partners are pitching the region’s cost advantage as the project’s core selling point. Spartanburg County alone secured $3.5 billion in economic investment in 2025 — the equivalent of $9.5 million a day — along with 1,024 new jobs, a track record the firms say demonstrates the county’s ability to close deals quickly for companies of varying sizes. No anchor tenant has been announced for Link85, and construction has not yet begun; RealtyLink has said it expects to deliver the building’s core and shell within 12 months of breaking ground once a user is secured.
