Greenville is in the middle of one of its most ambitious growth periods in decades. From a billion-dollar downtown overhaul to a major Japanese manufacturing plant, 2026 is shaping up as a landmark year for commercial real estate in the Upstate. Here are the five developments that matter most.
- County Square Redevelopment: $1 Billion, 40 Acres Downtown
This is the biggest project Greenville has seen in a generation. The County Square redevelopment covers more than 40 acres along University Ridge, developed by RocaPoint Partners in collaboration with Greenville County. The result will be 3 million square feet of new office, retail, residential, and public space, plus a hotel and new county administrative offices. Fifteen businesses are already making plans to occupy retail space, and 28 luxury townhomes are confirmed on the property. A Whole Foods is expected to anchor the retail component. Site preparation is nearing completion and vertical construction is approaching.
2. Isuzu North America: $280 Million Manufacturing Plant
One of the biggest job-creation announcements in recent Upstate history: Isuzu North America Corporation is building a $280 million manufacturing plant in Greenville County. The company purchased a 1 million square-foot facility on over 200 acres on Augusta Road, which will be refurbished to produce N-Series and F-Series trucks. The plant will have capacity for up to 50,000 vehicles per year and will create more than 700 jobs. Operations are expected to begin in 2027, but 2026 is a major construction year.
3. Bolden Street District: 90-Acre Mixed-Use on Laurens Road
Perhaps the most transformative long-term project in the city, the Bolden Street District is a 90-acre redevelopment along Laurens Road, developed by Verdae Development Inc. in partnership with Hollingsworth Funds and the City of Greenville. Sitting along the Swamp Rabbit Trail near downtown and the airport, the project aims to turn a corridor that has seen stagnant property values into a walkable, mixed-use hub with residences, retail, office space, and green infrastructure. Site work is projected to begin in mid-2026.
4. BridgeWay Station Soccer Stadium: Mauldin
A 6,300-seat stadium for the Greenville Triumph SC and Greenville Liberty SC soccer teams is under construction at BridgeWay Station on the Mauldin-Simpsonville border off I-385. Funded by a mix of city, state, and private investment, including $4 million from the City of Mauldin, $10 million from the State of South Carolina, and over $13.5 million from Greenville Pro Soccer, the venue is designed as a true multi-use facility for concerts, festivals, youth sports, and community events. First matches are expected in 2026.
5. West End Mixed-Use: Academy Street
In the West End, a phased mixed-use development anchored on Academy Street is moving through permitting. Phase one includes three five-story mixed-use buildings; phase two adds 22 residential buildings totaling 94 units. Developers are actively working to land a grocery store and neighborhood retail tenants. Architectural plans have been approved and permits are in process.
Bottom line
These five projects collectively represent billions of dollars in investment and thousands of new jobs, residents, and visitors flowing into the Greenville market. For CRE investors and brokers, the opportunities are concentrated around County Square, the Laurens Road corridor, and the BridgeWay Station area in Mauldin, all worth watching closely through the rest of 2026.
